The team listing agent will be responsible for prospecting, converting and securing listings. In addition, he/she demonstrates the knowledge, attitudes, skills, and habits of a high-achieving listing agent who is committed to putting clients first, to doing the right thing, and to seeking win-win agreements.
The listing agent will specialize in Listing FCHB referrals from the Acquisition team and prospecting to FCHB seller leads for additional listings. The Listing agent will provide high level fiduciary advice on pricing strategy, cash offers, marketing and rehab costs.
The Listing Agent will market the home and work in tandem with the Marketing manager to launch the marketing campaign. He/She will evaluate showing feedback and reevaluate pricing as needed. Upon receiving an offer, the Listing Agent will negotiate the offer, provide an executed contract, and oversee the deal through its close.
The Listing Agent demonstrates a commitment to learning and strives for growth by regularly attending training, practicing scripts and creating advantageous dialogue. The Agent is also committed to improving the established process by continually reporting results, managing Team Leader expectations and providing valuable feedback to the Team Leader.
Roles and Responsibilities:
- Attend appointments scheduled by the Acquisitions ISA
- Qualify Seller for motivation (pain/pleasure), timing and make an all cash offer.
- Call contacted Acquisitions leads referred from Acquisitions ISA to schedule a Listing appointment
- Call Acquisition leads referred by Acquisitions Agents post appointment to schedule a listing appointment
- Call uncontacted Acquisition Leads after Day 5
- Convert leads into listing appointments
- Attend Listing appointments
- Qualify and convert listing appointments into listing agreements
- Fill out listing agreements and associated documents to maintain compliance
- Turn listing file into Marketing Manager
KPIs:
- Schedule 6 listing appointments per week from outbound prospecting
- Take 6 additional appointments per week scheduled by the Acquisitions ISA
- Convert 25% of listing appointments into Listings
- Convert 10% of cash offers into acquisitions
Compensation: Independent Contractor will be paid compensation after every closing once commission has been received by Keller Williams Realty and appropriate calculations have been made.
- Self Lead Generation – This only applies if you are with Hoover Lynam and Associates at Keller Williams. You will receive 85% commissions up to 7 self lead gen sales when you earn 100% commissions on these leads for the rest of the calendar year.
- Lead referred – Independent Contractor receiving 50% of Listing commissions for representing the seller and Hoover Lynam and Associates receiving 50% on any transaction commissions from the referral, providing team services and marketing assistance.
- Listings Referrals where agent is Seller’s Representative and the appointment was scheduled by lead management team, the Independent Contractor will be compensated on a 30/70 split of Agent earned commission with the agent receiving 30% and Hoover Lynam and Associates receiving 70% on any transactions purchased or referred by First Choice Home Buyers.
- Listings owned and under contract by FCHB – Commissions for this process are paid by FCHB to agent at 1% of sale price or a minimum of $1500. FCHB will pay for and include a Listing admin person and a transaction coordinator to assist you at our expense. Everyone’s duties are outlined in the Hoover Lynam and Associates Listings process.
